The Portland Metro market continued to stay active in July compared to this time last year. New listings increased to 3,004, up from 2,931 in July 2025. Closed sales also increased to 2,167, compared to 2,005 a year ago, while pending sales remained very similar at 2,133. The average sale price was $632,500, compared to $621,800 last July. The average total market time (list to close) was 54 days, compared to 52 days a year ago. Overall, the market continues to show healthy activity with more homes coming on the market, more homes selling, and prices remaining steady compared to this time last year. However, pending time varies in submarkets due to inventory and competition.
